1. Affidavits Required:

All eligible applicants should submit the following two notarized affidavits on Rs. 100 Bond Paper as per the mandatory condition of the scheme (draft of the affidavit is provided on the portal):

1. Not availing the benefits available under Government Schemes mentioned in Government of Maharashtra GRs (e.g., Housing dept GR dtd 11.9.2019, etc).
2. Not owning a house in Navi Mumbai project area (areas under the jurisdiction of NMMC, Panvel Municipal Corporation, Uran, Ulwe, and Dronagiri) in the name of him/her or spouse/dependent children.

2. Documents Required:

1. Aadharcard
2. Pancard
3. ID Card issued by Vidhimandal for MLA/MLC
4. Cancelled Cheque with name of applicant on cheque
5. Photo
6. Payment of Rs 1,00,000
7. Affidavit-A & B

3. The following are not eligible for this Demand Registration scheme:

1. Those Applicants who have availed the benefits available under Government Housing Schemes mentioned in Government of Maharashtra GRs, except those applicants who want to avail the option of upgradation as per the provisions of the said GR. However the allotment letter shall only be issued after acceptance of such surrender of old tenement/plot by the Competent Authority.
2. Those applicants who own a house in Navi Mumbai project area (areas under jurisdiction of Navi Mumbai Municipal Corporation, Panvel Municipal Corporation, Uran, Ulwe and Dronagiri) in the name of him/her or spouse/dependent children.
3. All applicants shall submit Affidavit in this regard at the time of document verification.

4. Other Terms and Conditions of the scheme:

i. Plot Location: Plot no 20, Opp NMMC HQ Building, Palm Beach Marg, sector 15A, CBD Belapur, Navi Mumbai

ii. Apartment Types: This scheme shall be comprised of approx. 473 Nos. of Apartment of the following types:

Each Apartment shall have parking.

iii. Amenities: The layout will have the following amenities:

iv. Tentative Rates:

The prices as well as carpet area indicated are tentative and are likely to change as and when the scheme will be finalized.

v. The successful allottees shall not be permitted to transfer /sell the said apartments within a period of 3 years from the date of agreement or date of superannuation of the applicant whichever is later.

vi. There will be no extra charges for floor rise.

vii. Applicants interested in the scheme shall have to make online payment of Rs. 1,00,000/- (Rupees one lakh only) as Booking amount at the time of Registration of the Scheme.

viii. Only those applicants who pay the Booking amount shall be eligible for the Lottery.

ix. The payment schedule for remaining instalments shall be as per RERA and shall be communicated after actual launch of the housing scheme.

x. After finalization of the scheme, more importantly the layout plans, floor plans, price, carpet areas, amenities etc. If the applicant desires to exit the scheme, then Booking amount will be refunded after deduction of administrative charges of Rs. 1000/-.

xi. Surrender by Applicant from the scheme and its implications:

In case the Allottee desires to withdraw from the scheme, the implications shall be as follows:

Note: After forfeiture of amounts mentioned above, the balance amount payable shall be refunded without interest.

xii. The Applicant shall submit the necessary Declarations and Affidavits as and when required.

xiii. The applicant shall agree to the disclaimers in the online registration form.

xiv. All eligible applicants who want to register for this scheme will be requested to:

1. submit new application along with uploading desired documents, online payment of Rs.1,00,000, affidavit-A (Not owning dwelling unit in Navi Mumbai) & Affidavit-B (Not taking benefit of any Govt Housing scheme of Maharashtra).
2. If already registered and want to submit new documents & to pay booking amount of Rs. 1,00,000 (if not paid earlier), they can do it during above period only.
3. No physical submission of documents and offline payment (cheque/DD) shall be accepted.

xv. After analysing the actual demand received, the list of eligible applicants will be declared and a lottery will be conducted for allotment of the tenements.
